The firm
A California real property practice
Two founding partners, four offices, and a practice built around land, title and the estates that hold them.
What we do
Greenacre Law represents individuals and families in California real property matters and in the trust and estate work that so often sits alongside them. Our work runs from clearing title and resolving boundaries to preparing an estate plan and litigating one that is contested.
We built the firm around a single observation. In California, most of what a family owns is the property, and most of what goes wrong goes wrong at the point where the record, the family and the land stop agreeing with each other.
How we work
We tell you on the first call whether your matter is one we take. If it is not, we say so then, rather than after a retainer. We put the next step in writing, including the deadlines that apply to your situation, so you can act on it whether or not you hire us.
Our team
The people behind the file
Two founding partners and the staff who keep matters moving across four California offices.

Our team
9 people, four offices
Two founding partners and the paralegals and support staff who keep matters moving. Most of what happens on a file between hearings is their work: chasing the recorder for a document, tracking a party nobody can find, keeping a probate on its timetable.
Our attorneys
Founding partners
Both partners are active and in good standing with the State Bar of California, and both take matters directly.

Josué Cristóbal Guerrero, Esq.
Josué is a founding partner of Greenacre Law and manages the firm's Ontario office. His practice divides between real property litigation and the transactional work that sits alongside it.

Cynthia Velasco, Esq.
Cynthia is a founding partner of Greenacre Law and works from the firm's Los Angeles office. Her practice covers estate planning and the litigation that follows when a plan is contested or a trustee does not do what the instrument requires.
